Strata Repaint — New Farm Riverside Apartments
A 1990s riverside complex on Oxlade Drive in New Farm needed a complete external repaint after a decade of exposure to salt-laden river breezes. The body corporate committee wanted a QBCC licensed contractor who could deliver a full 10-year paint system, coordinate access across occupied units, and finish inside a strict pre-summer window.
The Challenge
Extensive chalking and micro-cracking across the render, corrosion under paint on all steel balustrades, and moss growth on the shaded southern facade. Two previous patch repaints had left mismatched colours and incompatible product layers. Access above the fourth-floor podium required swing stages, and every balcony was in daily use.
Our Solution
We prepared a staged 7-week program with the strata manager giving residents 5 days notice per zone. Full pressure clean, mould treatment, hairline crack repair with flexible sealant, and full mechanical rust treatment on steel. A Dulux AcraTex render system was applied to walls, Dulux Weathershield to soffits and Dulux Metalshield to balustrades. Two topcoats throughout with tinted undercoats on the darker colour changes.
The Result
Delivered on time and $12,000 under the sinking-fund allocation. Zero disruption complaints logged with the strata manager over the 7 weeks. The committee has extended the workmanship warranty into an ongoing maintenance agreement covering the podium and lift landings.
