Strata Repaint — Fortitude Valley Highrise Common Areas
An 82-unit high-rise off Ann Street in Fortitude Valley needed a complete common-area refresh after 12 years without repainting. The building manager engaged Tier 1 Painting to deliver a low-VOC internal system across every level with minimal disruption to residents and short-stay guests.
The Challenge
Occupied units on every floor, active short-stay letting requiring 24-hour corridor access, fire-rated stairwells that had to remain compliant during works, and heavy foot-traffic scuff damage to lobby walls. The car park needed line-marking updates to meet the current Australian standard.
Our Solution
A dedicated site supervisor coordinated daily with the building manager. Corridors were painted a half-side at a time so residents always had access. Stairwells were painted overnight on a rotating floor plan. Dulux Wash & Wear Low Sheen was used throughout for washability, and the car park was line-marked over two weekends. All products low-VOC to protect indoor air quality.
The Result
Delivered on time with zero fire-safety non-conformances and zero guest complaints logged with the building manager. The refreshed lobby has been used by the on-site letting agent in updated listing photography with reported uplift in inquiry rates.
