
Brisbane City and its fringe carry a century and a half of building stock — sandstone and brick warehouses in the Valley end, rendered Victorian commercial frontages, painted masonry office buildings from the twenties, and timber joinery that has been coated and recoated a dozen times.
Restoring these buildings takes a different approach to modern repainting. The materials behave differently, and the wrong coating does real, sometimes irreversible damage.
The Breathability Problem
This is the single most important concept in traditional masonry painting.
Historic solid masonry walls were built without a damp-proof course. They manage moisture by absorbing it and then releasing it as vapour through the surface. Lime mortar and lime render were used precisely because they are highly vapour-permeable.
Modern acrylic, elastomeric and cement-based coatings are substantially less permeable. Apply one to a solid heritage wall and moisture that enters from the ground or from wind-driven rain cannot escape. It accumulates behind the film and then:
- Blisters and delaminates the coating, often in large sheets
- Carries dissolved salts to the surface, which crystallise and spall the brick face
- Saturates and softens the mortar joints
- Drives interior damp and mould on the inside face of the same wall
The damage is frequently blamed on the weather. It is almost always the coating specification.
Traditional Coating Options for Historic Masonry
Limewash. The traditional finish for lime-rendered and solid masonry walls. Extremely breathable, naturally mould-inhibiting due to its alkalinity, and it ages by weathering gracefully rather than peeling. It needs recoating more often — roughly every 5 to 7 years
**Mineral silicate paint.** A modern product that chemically bonds with mineral substrates rather than forming a film. Very high vapour permeability with far better colour retention and service life than limewash. This is our usual recommendation for solid masonry that needs a long-life finish.
**Breathable mineral render systems.** Where render has failed and needs replacement, a lime-based render rather than a cement render maintains the wall's original moisture behaviour.
Standard acrylic is appropriate on cavity-brick and modern rendered blockwork, where a damp-proof course and cavity handle moisture. The distinction is the wall construction, not the age alone.
Masonry Preparation
Preparation on historic masonry is deliberately gentle:
- **Low-pressure cleaning only.** High-pressure water drives moisture deep into the wall and erodes soft lime mortar and old brick faces.
- **Poultice removal for stubborn coatings.** Chemical poultices lift old paint without abrading the substrate.
- **Repointing before painting.** Failed joints must be raked and repointed in a lime mortar matched to the original in both strength and colour. Repointing in modern cement mortar is one of the most damaging things that can be done to a soft-brick heritage wall.
- **Salt treatment.** Where efflorescence is present, the source of moisture has to be addressed first. Coating over active salt migration guarantees failure.
- **Consolidation of friable render** with a mineral consolidant before any finish is applied.
Historic Timber Joinery
The timber elements on an inner-city heritage building — shopfront frames, double-hung sashes, entry doors, verandah posts and balustrades — are usually original and usually worth saving.
**Stripping.** Decades of accumulated paint layers obscure the profile detail. Chemical stripping or controlled infrared heat removes the build-up without scorching. Both must be done under lead-safe controls on pre-1970 work.
**Splicing rather than replacing.** Rot is typically localised to end grain and sill contact points. A skilled splice repair using matching seasoned timber saves the original member and is often cheaper than sourcing a full replacement in the original profile.
**Sash window overhaul.** Reputtying, replacing perished sash cords, easing and rebalancing. Painted-shut sashes are extremely common in Brisbane City buildings and are almost always restorable.
**Finishing.** Oil-based or high-adhesion primer, then water-based enamel topcoats. Water-based enamel is now the correct choice on heritage joinery: it retains flexibility as the timber moves and does not yellow the way traditional solvent enamel does.
