    The Greater Brisbane Area covers everything from riverside apartment towers in the inner city to acreage homes on the western fringe and coastal-influenced housing out towards Redcliffe and Wynnum. What ties them together is a sub-tropical climate that is genuinely hard on building exteriors — and a paint system that performs beautifully in Melbourne can fail here in under five years.

    This guide explains how protective coatings actually work in our climate, what a correctly specified system looks like, and the maintenance cycle that keeps a property protected rather than simply looking clean.

    Why the Greater Brisbane Climate Is So Demanding

    Three forces do most of the damage to exterior paintwork across South East Queensland.

    **Ultraviolet radiation.** Brisbane sits at a latitude where UV index readings regularly exceed 11 in summer. UV breaks down the resin binder that holds pigment in place. As the binder degrades, the film chalks, fades and loses its ability to shed water. North and west-facing elevations always fail first, often years ahead of the south side of the same building.

    **Humidity and moisture cycling.** Average summer humidity sits above 65 per cent, and the storm season delivers intense, wind-driven rain. Moisture that gets behind a coating cannot escape quickly, which drives blistering, peeling and mould colonisation on shaded walls.

    **Thermal movement.** A dark render wall in Brisbane can swing more than 30 degrees between dawn and mid-afternoon. Substrates expand and contract constantly. A brittle, low-flexibility coating will simply crack.

    What a Properly Specified Protective System Looks Like

    A coating system is not a single product. On a typical Greater Brisbane home or commercial building, a correctly specified exterior system has four layers doing four different jobs.

    ### 1. Surface preparation

    This is where 70 per cent of the long-term performance is decided. Prep on a Brisbane exterior should include high-pressure cleaning, a dedicated mould and lichen treatment (not just a wash), scraping and sanding of any flaking film, filling and re-caulking of movement joints, and full removal of chalking residue. Painting over chalk is the single most common cause of premature peeling we see on repaint jobs.

    ### 2. Sealer or primer

    Bare render, fibre cement, new timber and previously bare masonry all need a binding sealer. Bare metal needs an etch or zinc-rich primer. Skipping this step to save a day is why so many five-year-old repaints look tired.

    ### 3. Membrane or build coat

    On rendered and masonry walls, a high-build elastomeric membrane bridges hairline cracks and stays flexible through thermal movement. This is the layer that separates a ten-year result from a five-year one.

    ### 4. UV-stable topcoats

    Two full topcoats of a premium exterior acrylic with high-grade UV inhibitors. On steel and trim, a water-based enamel with strong gloss retention. Cutting back to a single topcoat halves the film build and roughly halves the service life.

    Coating Choices by Substrate

    Rendered and masonry walls — Elastomeric membrane plus two acrylic topcoats. Expect 10 to 12 years in Brisbane conditions when prepared properly.

    Weatherboard and timber cladding — Flexible exterior acrylic over an oil-based or high-adhesion water-based primer. Expect 7 to 10 years, less on western elevations.

    Fibre cement (James Hardie and similar) — Sealer plus two acrylic coats. Very stable substrate; 10 years is realistic.

    Metal roofing — Roof membrane systems with heat-reflective pigments. Expect 10 to 15 years, and a meaningful reduction in roof-cavity temperature.

    Steel balustrades, posts and gates — Mechanical rust removal, zinc-rich or epoxy primer, two-pack or high-build enamel topcoats. Neglected steel is the most expensive thing to catch late.

    A Realistic Maintenance Cycle

    Protection is a schedule, not a one-off event. For most properties in the Greater Brisbane Area we recommend:

    - **Every 6 months** — Rinse down exterior walls, particularly southern and shaded elevations, to stop mould establishing.

    - **Every 12 months** — Clear gutters and downpipes before storm season, and inspect sealant joints around windows and doors.

    - **Every 2 to 3 years** — Re-oil decks, handrails and exposed timber.

    - **Every 5 years** — Walk the building and touch up any localised failure, particularly north and west walls and any steelwork.

    - **Every 8 to 12 years** — Full exterior repaint, depending on substrate and exposure.

    What It Costs Across Greater Brisbane

    For a standard single-storey home, a full exterior repaint typically lands between $6,000 and $12,000 depending on size, substrate and access. A weatherboard cottage in Moorooka has different needs to a rendered townhouse in Toowong or a bayside home in Wynnum, where salt loading accelerates corrosion on any exposed steel.
