Specialist finishes are where paintwork stops being maintenance and becomes part of the architecture. Here is what is available, what each finish suits, and what to expect on cost.
Limewash and Mineral Finishes
Limewash has moved from heritage restoration into mainstream premium residential work, and for good reason. It produces a soft, mottled, chalky surface with genuine depth — the colour shifts subtly across a wall as the light moves through the day, which flat acrylic can never do.
**Best suited to:** rendered and masonry exteriors, feature walls, fireplace surrounds, and Mediterranean or contemporary-organic interiors.
**Technical notes:** limewash is highly vapour-permeable, which makes it the correct choice on solid masonry. It is applied in multiple thin coats with a specialist brush in a deliberately irregular pattern. Exterior limewash needs recoating roughly every 5 to 7 years, but it weathers rather than peels, so the maintenance is a refresh rather than a strip.
Mineral silicate paint is the durable alternative — similar breathability, far longer service life, more uniform appearance. It is our usual recommendation where the client wants the technical benefits without the mottled aesthetic.
Venetian Plaster and Polished Finishes
Venetian plaster — lime and marble dust, burnished to a stone-like polish — is the highest-end interior wall finish available and looks exceptional in entries, powder rooms, stairwells and feature walls.
It is applied in multiple layers with a steel trowel and burnished to the required sheen, from a soft satin to a high marble polish. It is labour-intensive and requires a genuinely skilled applicator; a poor Venetian job is very obvious and very difficult to correct.
Microcement is the contemporary alternative — a seamless, hard-wearing mineral coating suitable for walls, floors and wet areas. It suits minimalist interiors and it is far more durable than plaster underfoot.
Textured and Sand-Finish Render Coatings
On the larger rendered homes common through Indooroopilly, Toowong and Bardon, a textured coating adds substance that a flat colour cannot.
- **Fine sand texture** — subtle grain that hides minor substrate imperfections and reads as solid masonry
- **Coarse or roll-on texture** — stronger shadow line, suits Mediterranean and Hamptons-influenced architecture
- **Elastomeric high-build texture** — combines the aesthetic with genuine crack-bridging performance, which matters on older render
The functional advantage is significant: a high-build textured system on a Brisbane exterior will typically outlast a standard two-coat acrylic by several years because of the film thickness.
Metallic, Pearl and Specialty Effects
Used sparingly, metallic and pearlescent finishes work beautifully on a single feature — a dining room wall, a bar surround, a media room. Applied broadly they read as dated very quickly.
The critical requirement is substrate preparation. Metallic finishes are unforgiving: every imperfection in the wall behind them is amplified by the reflective surface. Level 5 plaster finish is effectively mandatory.
Fine Joinery and Enamel Work
On premium homes the detail work often matters more than the walls. Doors, architraves, skirting, staircases, built-in cabinetry and window joinery painted to a genuinely flawless standard is what separates a high-end result from a competent one.
That standard requires:
- Full sanding between every coat, not just the first
- Water-based enamel — it holds a hard finish, will not yellow, and stays flexible
- Spray application in a controlled environment for cabinetry and doors where possible
- Brush finishing on in-situ detail work by an experienced hand

Timber Feature Elements
Many western-suburbs homes feature exposed timber — battens, screens, soffits, front doors and decks. These are best finished with penetrating oils or high-end timber coatings rather than paint, preserving the grain. - **Limewash exterior** — $55 to $90 per square metre depending on substrate and coats
- **Mineral silicate exterior** — $60 to $95 per square metre
- **Venetian plaster interior** — $150 to $300 per square metre

These sit well above standard painting rates because they are slower, more skilled and use more expensive materials. On the right surface, in the right room, they are worth it. On the wrong one they are money spent where nobody will notice.
